Bonniebrook Farm is located near the small farming community of Zenith WV and just 20 minutes to the historic village of Union, which is the county seat of Monroe County. The conveniences of a larger city can be found in Union including a large farm center, medical facilities, pharmacy, banking, grocery store, hardware store and restaurants.

Lewisburg, which is the Greenbrier County seat, was voted the Coolest Small Town in American in 2011 and is just a 40 minute drive to the thriving downtown historic district. The downtown boasts a year round live theatre, Carnegie Hall, several fabulous restaurants, shops and boutiques. There is also a modern hospital and all attendant medical facilities along with all the big box stores.

The Greenbrier County Airport, which has WV’s longest runway, is located just 45 minutes away and has direct flights to Atlanta and Washington DC. The world famous Greenbrier Resort is about 35 minutes’ drive and Snowshoe Ski Resort is about 2.5 hours’ drive. Roanoke and Blacksburg VA are 90 minutes, DC is 4 hours and Charlotte is 3 hours away.

The delightful 2600+/- square foot cabin was custom designed and constructed to create a home that values natural light, comfort, livability, efficiency, warmth and coziness. This warm and inviting home meets the needs of daily living and designed to flood the interior with natural light throughout the seasons. One is surrounded by beautiful forms, special details and natural materials. The atrium is terrific for growing flowers and plants in all seasons. The two porches create an extra dimension and add to the quality of living, as does the outdoor Koi pond, special rock garden and the more formal garden.

AGRICULTURAL AND BOTANICAL RESOURCES

Bonniebrook Farm contains approximately 5 acres of gently rolling meadows. Cattle, sheep and goats do well in this area as would alpacas and llamas.

The soils would be well suited for establishing a vineyard or fruit orchard. There is only 600’ in elevation change across the entire boundary. There is already a small fruit orchard established near the formal garden.

There is no shortage of room to establish a vegetable garden and the rich soil and abundant sunshine is perfect for growing tomatoes, potatoes, lettuce, squash, cucumbers, carrots, onions and any of the “Greens” (kale-collards).

Water for livestock would be provided by the year round spring that serves the cabin.

WATER ON THE FARM

Crystal clear water is available on Bonniebrook Farm. The well-established spring has a proven track record of providing ample amounts of cold mountain spring water to the cabin on a consistent basis.

A wonderful seasonal stream meanders 1600’ along the eastern boundary and passes in front of the cabin offering an excellent opportunity to sit and enjoy the sound of rushing water over the outlaying creek rock. A blue line creek runs along the western boundary for about 1000’.

Next to the cabin is a Koi pond filled with orange and white Koi fish. This pond is an ideal place to sit and reflect in the cool shade of the surrounding spruce trees.

OUTBUILDING

The 1600+- square feet – two story workshop is just steps from the cabin and is in excellent condition. The workshop is ideal for the serious woodworker or weekend hobbyist. Upstairs, skylights provide diffused natural light perfect for an art studio.

FOREST RESOURCES AND WILDLIFE

Bonniebrook has about 22 acres of mature and amazing forest. One ancient oak tree measures over 16 feet in circumference. This centuries’ old “Heritage” tree is part of a spectacular uncut forest filled with White Oak, Tulip Poplar, Red Oak, Sugar Maple, Hickory, Sycamore and Red Maple. There are also several Black Walnut trees scattered about that are very beautiful and stately and produce an abundance of tasty walnuts in the fall of the year. The forest is producing tons of acorns, beechnuts, hickory nuts, wild grapes, blackberries and wild cherries.

It is thought that a significant amount of the forest was once cleared for agriculture in the mid 1800’s but was abandoned a century ago and regenerated into today’s forest.

Since the forest has not been cut for many decades, the forest floor has developed a rich layer of decayed leaves and fallen limbs that Sphagnum moss and mushrooms thrive in. The cool green carpet created by the moss covers rocks and trees and is enjoyable throughout the seasons. Mushrooms sprout in late summer thru early winter and provide an interesting array of textures and colors.

No forest pests such as Gypsy Moth or Emerald Ash Borer have been found on the property.

The farm is home to a wide array of wildlife which includes a variety of song birds, owls, hawks, woodpeckers, ravens and wild turkeys. White tailed deer, raccoon, opossums, rabbits, chipmunks, coyotes and bobcats are a part of the resident wildlife population. Excellent wildlife habitat is a result of a diversified mix of mature and emerging forest, farm field edges, rhododendron thickets, bogs and successional forest growth in the old field areas.

MINERALS RESOURCES

The owner has chosen not to lease the oil and gas rights and all the mineral rights the seller owns will transfer to the purchaser at closing. There are no known coal reserves underlying the property. All prospective purchasers are encouraged to have an attorney do a title search prior to purchasing.

ZONING

There is currently no county zoning in this area of Monroe County. All prospective purchasers are encouraged to contact the Monroe County Health Department for answers regarding installation of septic systems and water wells. UTILITIES

There is electric and phone service on the property. Public water, sewer or cable is not available at this time.

Water to house is provided via a proven mountain spring. Sewage disposal is provided by a conventional drip irrigation septic system.

Satellite providers such as Hughes Net or Wildblue can provide high speed internet service. Television reception may be provided by either DIRECTV or Dish Network.

Cell phone coverage is spotty but continues to improve throughout the county as tower are added. Weekly trash pickup, daily newspaper and daily mail delivery is available at roadside on the Zenith Road. UPS and FedEx service this area also.

ACCESS

The access is very good and is served by year-round, state maintained paved and gravel highways. A shared private gravel road accesses the cabin from the county road for 7/10’s mile. Public school buses run when school is in session and will pick up children at the intersection of Wallace Hollow Road and Zenith Road, about a mile from the cabin.

BOUNDARIES AND SURVEY

The property was surveyed in 1978 by Monroe Land Surveying, James Neokester, LLS with the field work and plat prepared by David Holtz. The plat shows there to be 27.92 acres in the boundary.
