Located in the rural community of Spring Dale, the Ford Knob Homeplace is only 40 minutes from Lewisburg and Beckley, 50 minutes from Fayetteville and an hour from Summersville. Metropolitan Beckley and historic Lewisburg offer excellent shopping, schools, theatres, modern medical facilities and exceptional airports.

Within an hour’s drive are located some of the finest recreational facilities in West Virginia. Winterplace Ski Resort, whitewater rafting & fishing on the New River and Gauley River, world-class climbing in the New River Gorge, 2,000 acre Bluestone Lake, Pipestem State Park & Resort, and the 80,000 acre New River Gorge National Park. Five other area state parks and state forests offer unlimited hiking, horseback riding, ATV riding and rock climbing opportunities.

HOME

Local lore has it that this was the original homeplace of the Ford family for whom the nearby Ford Knob was named. The original home was built around 1925 and then totally renovated in 1995 with an addition made in 2007. The home is now comprised of four bedrooms and four bathrooms with the master suite on the main floor and contains approximately 4,160 square feet.

The master suite is spacious with hardwood hickory floors, a cathedral ceiling and a walkout covered porch that overlooks the orchard. The walk-in closet is exceptionally large with an additional closet room that can be secured for more valuable items. A large exercise room adjacent to the master bedroom could also be used as an office.

The master bathroom is exceptionally well done with Travertine tile, granite vanity-top, nickel-plated fixtures and all handicapped accessible. In additional to the walk-in Jacuzzi tub, the spacious Travertine-tiled shower has two shower heads and is large enough for easy access with a wheel chair. Never run out of water with the tankless water heater which means you can fill up your Jacuzzi walk-in tub and take a long hot shower at the same time and not worry about the water turning cold.

The home had all new wiring, plumbing and windows installed in 1995. The windows are all double-pane and the tilt-in type. A new green metal roof was put on in 2007.

The kitchen is spacious with plenty of counter space, oak cabinets and hardwood floors. It even has two stoves: one with a gas range and one with electric ranges – perfect for all kinds of cooking. Laminate countertops make for easy cleaning.

In addition, the kitchen has a dishwasher, microwave, and Whirlpool refrigerator. The conveniently located laundry room includes a washer and dryer. All appliances will convey with the property and be sold in as is condition.

The upstairs is comprised of 3 bedrooms, a full bathroom and a linen closet/ pantry area. Each bedroom has plenty of closet space and view of the surrounding countryside. Carpet flooring makes for comfortable walking in just your socks.

The main floor has a dining room and a living room with oak flooring and oak ceilings. The walls in the living room are made of wormy chestnut while the walls in the dining room are oak. These walls, floors and ceilings were sawn at the historic Meadow River Lumber Company located in nearby Rainelle and were painstakingly refinished by the owners in 1995.

The home has several options for heating. The main source of heat for the home comes from radiant base-boards heated by a new propane boiler. Three propane space heaters provide additional sources of heat. The radiant base-boards can be switched over to wood-fuels Hicks Water Stove which is housed in an outside building just off the back porch. The Hicks stove makes great use of the renewable energy source of wood.

A Guardian Plus generator by Generac Power Systems, Inc. provides backup power for the home and automatically activates when the power goes out.

An ADT security system with cameras is in place and lets you check in on your home while away on vacation.

The crawlspace and basement area are insulated and lined with black plastic making the home more energy efficient.

The spacious garage is 50′ by 40′ with 4 garage doors and room for 8 vehicles plus a workbench area. This amazing facility is perfect for any car enthusiast or someone looking for plenty of storage. A cedar outbuilding and a stick-built outbuilding provide plenty of storage, workshop space and a place to play!

A young orchard makes up part of the front yard with apple, pear and cherry trees. Every spring hundreds of daffodils herald the coming of warmer weather and new life.

LAND

The Ford Knob Homeplace sits on the edge of a 10 acre field that would be perfect for a garden, crops, horses or farm animals. The home and 183 acres lay on the western side of Ford Knob Road with the remaining 35 acres on the eastern side or the road.

The majority of the property lays on top of what is known as Chestnut Flat and offers long range views of the surrounding area. The land is fairly level to gently rolling with a seasonal stream that provides a good source of water for the wildlife.

The forest is filled with many signs of the wild turkey and whitetail deer that call Ford Knob Homeplace home along with plenty of song birds, squirrels, chipmunks, raccoons and rabbits. A nice trail system winds throughout the property and is perfect for hiking or horseback riding.

TIMBER / MINERALS

The forestland is comprised of multiple species including Black Cherry, Red and White Oak, Hard Maple, Soft Maple, Ash, Hickory and Yellow Poplar. The timber was selectively harvested in the early 1980’s and has grown into a mature stand of trees.

The property lends itself to numerous multiple-use management goals including recreation, small farm operations, game management and long-term silvicultural objectives.

Mineral rights do not convey with the property.

UTILITIES

Electricity and telephone service is on the property. Cell phone coverage is considered good. High Speed Internet connection is gained through HughesNet Satellite. Television reception is provided through DISH or DirecTV satellite. Local television may be received by roof antennae.

Water is provided by a well drilled to a depth of approximately 200 feet. An additional backup well is drilled to a depth of approximately 180 feet. An in-ground drip type septic system provides for sewage treatment.

A 1,000 gallon propane tank serve the gas furnace, inline tankless hot water heater, space heaters and generator. Propane is serviced by Valley Natural Gas in Beckley, WV.

TAXES AND ZONING

The property is taxed in the New Haven District, Fayette County, West Virginia on Tax Map 119, Parcel 15.

Annual property taxes in 2010 were $1,386.55.

The deed is recorded in the Fayette County Courthouse in Fayetteville, WV in Deed Book 524, Page 388.

ACCESS AND BOUNDARIES

The property is accessed by Ford Knob Road (County Route 44/1) which is a state maintained gravel road.

The property was surveyed by Robert K. Wickline with Eastern Surveying, Inc. in March 2003, resulting in 219.998 surveyed acres. Maps used in this report are based on survey information and tax map data. Although the maps provided in this report are believed to be reasonably accurate, buyers should not rely on these maps to precisely portray the deeded boundary lines in the field.

ZONING

The property is located in the New Haven District and subject to some county zoning restrictions. All prospective buyers should contact the Fayette County Commission and Health Department when considering purchasing or developing any property in the county to determine is the property is subject to any additional zoning ordinances.
