The present owners had the home built to rigid specifications and they have kept the home in tip top condition. The new metal roof and gutter brushes are just two of the many projects the owners have recently added to keep their home both comfortable and functional.

Finished square footage is approximately 2244′ with another 1620′ of unfinished basement.

There are a total of 4 bedrooms and 2.75 baths. The spacious master bedroom has its own bath. A private guest bedroom suite with bath is ideal for longer stays by family and friends.

THE FOREST

The 46.69 acre forest has been professionally managed for over 25 years and has one of the few remaining pockets of old growth timber left standing in West Virginia. The deep shade offered by the spreading crowns of the large oak and hickory trees makes for a cool and inviting environment in which to enjoy a quiet walk.

Beechnuts, Hickory nuts, sweet White Oak and Red Oak Acorns provide a sustainable food source for the squirrels, chipmunks, whitetail deer and wild turkey that live in abundance in the forest. The intermittent stream provides a water source for the wildlife.

Many species of songbirds and woodpeckers that thrive in the special habitat that large older trees provide make their home in this special forest environ. It is exciting to see and hear the large and very vocal Pileated Woodpecker, with its bright red crest dressed in a black and white tuxedo, sweep through the tall canopy in search of a morning snack. A large owl nests here every year and provides lots of night-time and early-morning entertainment.

A professional forester has appraised the timber and found there to be 2,365 very outstanding trees with a ready market value. At the timber market peak in 2006, the value of the standing timber was estimated to be over $135,000. With the slow down in the world economy, the present value of the timber is estimated to be around $65,000. This value will rapidly increase as the economy improves. MINERAL RIGHTS

The mineral rights including coal, oil and natural gas convey. Prospective buyers may want to have an attorney conduct a mineral title search to verify the title.

TAXES AND ZONING

Taxes for the home and improvements along with the 46.69 acres in 2009 are currently $635.55. The property is assessed in Greenbrier County, Blue Sulphur Springs District and located on Tax Map 20, parcel 20.1.

Deed is recorded in Deed Book 521, page 74 in the Greenbrier County Courthouse in Lewisburg WV.

The Plat Map is recorded in Greenbrier County Courthouse in Plat Book 3, page 22B.

Greenbrier County currently has no zoning in this area. However, a county Subdivision Ordinance is in place and any plans for subdivision of the property would need to be presented to the Greenbrier County Commission for review.

UTILITIES

There is electric and telephone service on the property. Cell phone coverage is considered to be good. High Speed Internet connection is gained through HughesNet Satellite. Television reception is provided through DISH or DirecTV satellite. Local television is received by roof antennae.

Water is provided by a drilled well to a depth of 485 feet and is cased to 300 feet. The water is sweet and needs no treatment for drinking or washing.

An in-ground drip type septic system provides for sewage treatment.

A 500 gallon propane tank serves the gas furnace.

ACCESS AND BOUNDARIES

The property has been surveyed and contains 46.6918 acres. Some of the boundary lines are identified by a county road, fences, woods paths or flagging. The line following the meanders of the stream has not been recently marked.
