Grassy Meadows Farm offers outstanding long range views in a quite country setting. This 33 acre property is located in the small farming community of Grassy Meadows, which is well known in Greenbrier County for its sweeping vistas, rolling pastures and easy going lifestyle. This area has more cattle than people per square mile and the night sky is filled with stars and not light pollution.

Grassy Meadows Farm is an easy 5 minutes drive on paved roads through farming country to Interstate 64 at the Dawson interchange. Beckley and Lewisburg offer shopping, schools, theaters, modern medical facilities and airports 25-30 minutes drive.

Within an hour’s drive are located some of the finest recreational facilities in West Virginia. Winterplace Ski Resort, whitewater rafting/fishing on the New River and Gauley River, 2,000 acre Bluestone Lake, Pipestem State Park and Resort and the 80,000 acre New River National Gorge National Park. Five other area state parks and state forests offer unlimited hiking, horseback riding, ATV riding and rock climbing opportunities.

Grassy Meadows Farm is an ideal property for those looking for gently rolling meadows with spectacular views of the surrounding countryside. Much of the property is already fenced and there are currently horses grazing on the boundary.

A small pond is used by the wildlife for drinking and could be readily enlarged. Several additional pond sites are on the property as well.

The soil would be ideal soil to create a vineyard or start up a landscape nursery. The uses for the land are unlimited.

There is a small barn by the road and a loafing shed on the flat above the old home site.

The mineral rights including coal, oil and natural gas are thought by the owner to convey. Oil and natural gas companies are actively leasing in the area. Prospective buyers may want to have a mineral title search performed by an attorney.

Taxes for the 33 acres and the improvements in 2009 are currently $304.58. The property is assessed in name of Meadoworks, LLC, in Greenbrier County, Blue Sulphur Springs District and located on Tax Map 14, parcel 61.

The Deed is recorded in Deed Book 516, page 529 in the Greenbrier County Courthouse in Lewisburg WV.

Greenbrier County has no zoning in this area as of 1/01/10. However, a countywide Subdivision Ordinance is in place and any plans for subdivision of the property would need to be presented to the Greenbrier County Commission for review. The Greenbrier County Health Department must be contacted before installing any septic systems.

There is electric and telephone service on the property. Cell phone coverage is considered to be excellent. High Speed Internet connection is gained through HuhesNet Satellite. Television reception is provided through DISH or DirecTV satellite.

There is evidence of a water well at the old home site and there may be a septic system somewhere in the area of the old home site. The seller has no knowledge of the fitness for use of the well or septic system (if one exists).

Access to the property is considered excellent and fronts directly on County Route 27, a paved state maintained road that is accessible in all seasons.

There is no Plat Map on record in Greenbrier County Courthouse and the property does not have a recent survey. The acreage stated may be more or less and the property is being sold by the boundary and not by the acre.
