Big Rock Forest is an excellent recreational property situated 15 miles east of the 5000 acre Summerville Lake and just a few miles to the US Route 19 Corridor. The trees in the forest are very beautiful with mature timber ready for harvest to generate an immediate cash flow. The deer, wild turkey, black bear and squirrels thrive here as the forest produces tons of acorns, black cherries, grapes, hickory nuts and beech nuts.

This property is located in the small community of Nettie with access to groceries, a small department and hardware store, family restaurant, gas and fire station. Summersville, the county seat is just 15 minutes away and has exceptional shopping, hospital, dental, community college and restaurants. The area industry is farming, timber, mining, teaching and state government. Population density in Nicholas County is one of the lowest in the state.

Within an hour’s drive are located some of the finest recreational facilities in West Virginia. Whitewater rafting / fishing on the New River and Gauley River, 5000 acre Summersville Lake, and the 80,000 acre New River National Gorge National Park. Several other area state parks and state forests offer unlimited hiking, horseback riding, ATV riding and rock climbing opportunities. The Monongahela National Forest is just across the mountain at Richwood. Snowshoe Ski Resort and also the Winterplace Ski Resort are about 2 hours away.

LOCATION

Red Springs Forest is located in Nicholas County WV near the small community of Nettie. The property has year round access on state maintained paved roads and may be accessed via the Deepwell Road (CR 39/6).

ACCESS AND BOUNDARIES

The property fronts along the state maintained Deepwell Road and the property lines have been marked with red paint but the paint is faded and hard to see.

The amount of 108 acres is thought to be accurate. However, the property will be surveyed before closing for a final determination of the acreage. Old fences, field edges and stone walls may be found along the other property lines.

UTILITIES

Currently there is no electric service to the property but service is nearby on adjoining lands. Buyers should check with the power company regarding bringing power to the property.

There is a telephone line easement nearby. Cell phone coverage can be spotty in the hollows but is excellent on the ridge tops.

There is no cable service; however, high speed internet can be provided through HughesNet and television reception though DishNet or DirectTV.

There may be public water available to the property. Prospective buyers should check with the local PSD to determine is hookup to the public water line is possible. It is not known if public sewer is available.

TIMBER RESOURCES

The high elevation and decent aspect is very conducive to growing high quality timber. Black Walnut, White Oak, Red Oak, Sugar Maple, Red Maple, Hickory, Tulip Poplar, Black Cherry, Hemlock and Mountain Ash are the predominant species comprising the forest. There is merchantable timber ready for harvest and there are several area sawmills providing a steady demand for logs.

The last thinning was conducted about 15 years ago under the supervision of a professional forester. That thinning left several thousand’s residual trees that have responded exceptionally well to the thinning and are growing at a rate of about 4% per year. The forest is healthy and there is no evidence of Gypsy Moth or Emerald Ash Borer infestation.
