MINERAL RESOURCES

West Virginia is one of the states in the US that has two separate ownership titles; those being SURFACE RIGHTS and MINERAL RIGHTS.  All rights the owner has will convey with the property; however, it is believed the owner does not own the mineral rights to this property.  A mineral title search could be conducted by a title attorney at the same time when the surface title search is being conducted for verification purposes.

BOUNDARIES AND SURVEY

The property was surveyed by a Professional Land Surveyor in June 2017 and a metes and bounds description can be derived from such survey.  The property is being sold by the boundary and not by the acre.

Forest/Timber Resources

The forest’s predominately well-drained upland terrain has led to a resource dominated by hardwood species. Overall, the species composition is highly desirable and favors Appalachian hardwood types, consisting primarily of White Oak/Chestnut Oak, Red Oak Group, Poplar/Cucumber/Basswood, Sugar Maple/Soft Maple and a host of associate species.

Forest-wide, most stands are fully stocked, providing the next ownership with a great deal of flexibility in shaping their own silvicultural legacy. Stem quality forest-wide can be considered excellent with the forest containing an abundant current and future veneer source.

Timber Inventory and the Capital Timber value have not been assigned by the owner at this time.

The forest is healthy and there are no signs of pest infestations of Gypsy Moth. The Emerald Ash Borer and the Hemlock Wooly Adelgid is present and the majority of the Ash and Hemlock trees is severely stressed and will die out over the next decade. There have been no forest fires in the recent memory.

Recreation

Approximately 292 acres of forest and 8 acres of cleared land provide excellent balance for wildlife.  The wooded land provides great opportunity to hunt for all game West Virginia has to offer.  The cleared land provides an excellent location for a safe, long-range shooting range for rifle shooting.  This area also provides opportunities for sporting clay fun as well as handgun shooting and archery and crossbow activities.

The property is within minutes of Summersville Lake boat launch areas.  Summersville Lake is the 2nd largest rock-fill dam in the Eastern United States and the largest lake in West Virginia.  Bring your boat and jet skis to spend days of recreational fun on this 2,700 acre lake with over 60 miles of shoreline.  Fishing, boating, kayaking, snorkeling, scuba diving, and rock climbing are just some of the recreational opportunities that can be found at the Summersville Lake Recreational Area.  Other opportunities such as whitewater rafting, zip-line activities, and tree canopy tours are located in the New River National Recreational Area which is only 30 minutes from this fantastic property.

The property has miles of internal roads and forest trails that are perfect for experiencing the property from an ATV or UTV. These exciting machines handle the wide variety of the property’s terrain.  The riders can go from down along the streams, wind through hardwood forest and climb up to the highest ridges.

Wildlife

The mixture of mature forest, cleared land, and water supply from creeks, has created a phenomenal wildlife habitat. The hardwood forest produces tons of acorns, hickory nuts beech nuts and black walnuts. White tail deer, wild turkey, black bear, coyote, squirrel, raccoon, bobcat, fox and many species of songbirds and raptors make up the resident wildlife population.  The interior trails and access road create a linear food plot stocked with blackberry, raspberry, and autumn olive bushes, native grasses and browse-ready herbaceous plants.
