DESCRIPTION

CANYON WOODS is a large recreational, timber, hunting, and long-term investment property, located in the heart of West Virginia’s most popular tourism and outdoor recreation area. With more than 2,700 undeveloped acres, the tract is one of largest single properties in this part of the state. More importantly, the property has more than five miles of common boundary with the 70,000-acre New River Gorge National River, a unit of the National Park Service.

CANYON WOODS lies along the rim of the 1,000-foot deep New River Gorge, often referred to as the Grand Canyon of the East. Yet practically all of the property is usable land due to its relatively gentle rolling topography at an elevation of roughly 1900 to 2200 feet above sea level.

As one might expect given its location along the Gorge, there are numerous areas with spectacular gorge and long-distant views. That unique amenity, along with the tract’s close proximity to a national park, contributed to the property being formerly considered for an upscale residential community of several hundred homesites.

Today the tract is mostly wooded. There are a number of small perennial streams scattered about the property, some small wetlands and beaver ponds, and miles of old logging and ATV trails. Not surprisingly, it abounds with wildlife.

CANYON WOODS is a large contiguous parcel. It adjoins a huge national park, has extensive amounts of usable terrain, and enjoys close access to some of the best outdoor recreation opportunities in eastern North America. It is rugged and wild, yet close to municipal services, 4-lane highways, and airports.

Those same attributes are what recently led the Boy Scouts of America to select a large nearby tract with remarkably similar character as the site for their new National Scouting Center and High Adventure Base. The Fayette County site was selected over 81 other candidate properties in 28 different states.

Over the next 100 years, thousands of scouts from all over the country are going to be introduced to the unique natural and outdoor amenities of West Virginia’s New River Gorge country as they spend time at BSA’s new $350 million facility. That discovery process should only help to enhance CANYON WOODS’ investment potential.

LOCATION

CANYON WOODS is located on the rim of the New River Gorge in Fayette County, WV near the historic old coal mining community of Cunard. It is located approximately 7.5 miles east of Oak Hill and only 6.5 miles southwest of trendy Fayetteville, the county seat. Access from both communities is via Gatewood and Cunard Roads.

Both Oak Hill and Fayetteville are situated on U.S. Route 19, a 4-lane limited access highway. Metropolitan Beckley, West Virginia is located approximately 15 miles south of the property. Beckley is serviced by both interstates 64 and 77.

CANYON WOODS has a recent boundary survey by a professional survey company.

An abundance of high quality Appalachian hardwood timber is ready for immediate harvest generating appreciable cash flow. A mix of species including Black Cherry, Red and White Oak, Hard Maple, Soft Maple, Ash, Hickory and Yellow Poplar.

The mineral rights, including oil, gas and coal will be retained by the present owners.
