The property is easily accessible with state maintained roads and then a short section of unimproved county road crossing the pasture of the John Crawford Farm.

This property was selectively harvested under a professional forester’s supervision in 1996.  The timber production company conducting the harvest won numerous awards for excellence in the performance of their harvesting operations.  The timber trails were laid out in advance of the harvest to create a permanent network that could be later used for hunting, hiking and ATV riding.

Excellent wildlife habitat is a result of a diversified mix of mature and emerging forest, old farm fields, rhododendron thickets, bogs and successional forest growth on the old surface mine area.  The forest is producing tons of acorns, beechnuts, hickory nuts, autumn olive berries and wild cherries.  The abundant resident wildlife population is composed of white-tail deer, wild turkey, black bear, raccoon, chipmunk, wild boar, ruffed grouse, coyote, fox and squirrels.

For the most part, the topography is very gentle with many flat to rolling acres. The 4000’ long hollow running from northwest to southeast contains the two blue line streams and the old strips create the perfect wildlife habitat.  Mitchell Ridge runs north to south for 2500’ on the western section of the property and is 2802’ in elevation. From this high vantage point there are beautiful 360 degree long views of the surrounding mountains and of the old farm fields, strip and wide hollow below.

The property will be sold Surface Only. No mineral rights will convey.  Power and phone service is nearby but not presently on the property.  The previous surface mining is thought to be done in the 1960’s and a nice stand of pine, poplar, autumn olive and aspen has naturally re-vegetated the area.  The ruffed grouse and turkey are particularly fond of these areas.

There is not a recent survey on file and the property is being sold by the boundary and not by the acre.
