THE FOREST

There is about an acre of open land with the balance in forest. There are some nice trails in place to enjoy a quiet walk on.

Beechnuts, Hickory nuts, sweet White Oak and Red Oak Acorns provide a sustainable food source for the squirrels, chipmunks, whitetail deer and wild turkey that live in abundance in the forest. The intermittent stream provides a water source for the wildlife.

Many species of songbirds and woodpeckers that thrive in the special habitat that large older trees provide make their home in this special forest environ. It is exciting to see and hear the large and very vocal Pileated Woodpecker, with its bright red crest dressed in a black and white tuxedo, sweep through the tall canopy in search of a morning snack.

A professional forester has looked after the management of the forest and in 2011 a light thinning was conducted on a portion of the lower section leaving the flats and ridge top areas intact. The timber trails were laid out in advance of the harvest and now serve as hiking trails.

MINERAL RIGHTS

The mineral rights including all coal, oil and natural gas are thought by the owner to convey. Prospective buyers may want to have a mineral title search performed by an attorney prior to closing.

ZONING

Greenbrier County has no zoning in this area. However, a county Subdivision Ordinance is in place and any plans for subdivision of the property would need to be presented to the Greenbrier County Commission for review.

Permits for drilling a water well or installing a septic system need to be obtained from the Greenbrier County Health Department.

UTILITIES

There is electric and telephone service on the property. Cell phone coverage is considered to be good. High Speed Internet connection is possible through HuhesNet Satellite or wireless mobile broadband air card Television reception is possible through DISH or DirecTV satellite.

There is a drilled water well on site but no information is available about the depth of the well or its output.

ACCESS AND BOUNDARIES

The perimeter of the parent 32 acre tract has been surveyed and the dividing line between the 12 acre and 20 acre parcel will be surveyed prior to closing. The final acreage of the two parcels could contain more or less than stated but the final sales price will be based on the actual amount of acreage surveyed for each tract.
