INCOME-PRODUCING, PRIME INVESTMENT OPPORTUNITY

The Fayette Clinic is a distinguished 12,600-square-foot commercial building originally constructed in 1939 as a store for the New River Coal Company in Lochgelly. In the 1960s, the property was acquired by Dr. Newell, who undertook extensive renovations to transform the historic structure into a fully functional medical clinic. Enhancing its architectural presence, stately front columns were added, turning the building into a recognized Fayette County landmark.

This robust, fortress-like three-story facility was engineered to withstand the rigors of time and environmental challenges. The building currently offers modern medical office spaces on the entry and lower levels, complemented by a fully equipped dental clinic occupying the upper floor. Its durable construction and adaptable layout make it an exceptional asset for healthcare providers or professional tenants seeking a reputable location with strong investment fundamentals.

HISTORY OF LOCHGELLY AND NEW RIVER COAL

⚒️ From Stuart to Lochgelly — A Name Changed by Tragedy

January 29, 1907 — Stuart Mine Explosion

A catastrophic explosion at the Stuart shaft mine in Fayette County killed 85 miners, many of whom were waiting for the elevator at the bottom of the shaft. The disaster was caused by the ignition of methane gas, likely due to safety violations. Among the victims were both Black and White miners, many newly recruited and unfamiliar with the dangers of coal mining.

Aftermath and Renaming

The explosion left a deep scar on the community. In the wake of the tragedy, miners refused to return to work at the Stuart and nearby Parral mines, citing unresolved safety hazards. Rather than address the dangers, the New River Coal Company renamed Stuart to Lochgelly and Parral to Summerlee, hoping to attract new workers and distance the sites from their deadly reputations.

The New River Coal Company built a new company store to replace the one lost in the fire. This structure became a central hub for miners and families in the coal camp.

TOURISM & RECREATION

Historic Fayetteville

Nestled on the rim of the New River Gorge, Fayetteville is more than a scenic town—it is a living chronicle of Appalachian grit, Civil War upheaval, coal boom prosperity, and modern-day reinvention.

The Gilded Age Growth: Coal, Timber, and Rail

By the late 19th century, Fayetteville surged with industrial energy. The coal and timber industries, fueled by the expansion of railroads, transformed the town into a bustling hub. In 1897, the Fayette County Courthouse rose on Vandal’s original farmland, a Romanesque Revival masterpiece still standing today. That same year, the Altamont Hotel opened its doors, joining the E.B. Hawkins House as icons of prosperity. These structures now anchor the Fayetteville Historic District, designated in 1990.

From Industry to Adventure: The Tourism Renaissance

As coal declined in the late 20th century, Fayetteville reinvented itself. The town took advantage of its proximity to the New River Gorge, now a National Park and Preserve, and became a magnet for outdoor enthusiasts. Whitewater rafting, rock climbing, mountain biking, and hiking replaced mining as the lifeblood of the local economy.

The New River Gorge Bridge, completed in 1977, became a symbol of this transformation. Spanning 3,030 feet, it is the longest steel arch bridge in the Western Hemisphere. Each October, Bridge Day draws thousands to watch BASE jumpers leap into the gorge—a celebration of daring and renewal.
