Historically a family owned and operated processing plant for Spud’s BBQ, this block building with a brick front includes offices, a walk-in cooler and freezer, and a loading dock. The 1-acre property on Route 219 South is located in a high traffic area and has a large backyard used for camping/parking during the State Fair, PGA tournament and other events.  BBQ business is available separately.

A Greenbrier County institution since 1948, Spud’s was originally a popular drive-in restaurant near the WV State Fair on Route 219 North, owned and operated by Edwin “Spud” and Madeline Spurlock. The drive-in was known for its specialty sandwiches and pork BBQ, which they began selling commercially in the 1950’s. At its height Spud’s BBQ was sold in 19 states, and from 1959-2000 at the Spud & Bones booth at the State Fair.

The one-story BBQ processing plant, built in 1973, occupies a substantial concrete block building with a brick front facing Route 219 South. The 2630 square-foot main level includes an entryway, two offices, three restrooms, a break room, a dry storage room, a meat processing room, a walk-in cooler and a walk-in freezer. The rooms have fluorescent lighting, and there are suspended ceiling tiles in the offices and front area. A 5-foot tall covered loading dock spans the rear of the building.

The building includes a 285 square-foot partial basement with a separate entry. Essentially a mechanical area, the basement houses the main electrical breaker system, 40 and 90-gallon hot water tanks, and a boiler from Bryan Boiler Works used to produce steam for the plant.

Zoned for commercial use by the Greenbrier County Planning Commission, this property could be readily converted for other business uses, like offices or a small service company.

Centrally located in the unincorporated community of Fairlea, the property is near the Greenbrier Valley Medical Center, State Fair of West Virginia, Greenbrier East High School, Eastern Greenbrier Middle School, grocery stores and pharmacies, fast food restaurants, and many other businesses. This area of Route 219 South has high traffic volume, and is and ideal location for any business desiring visibility and ready access.

The one-acre lot is fenced on three sides and bordered by the highway on the fourth. Approximately half of the large, level back yard is paved, and half is a well-kept lawn. The yard is typically used for parking during the State Fair, Greenbrier Classic golf tournament and other major events. It will accommodate approximately 50 cars and 15 recreational vehicles, and is equipped with 15 RV hookups. Typical rents are $20-$40 per day for recreational vehicles (which includes electricity and water) and $5 per day for cars.

Spud’s BBQ business is not included with the property. The purchase of the business can be negotiated separately. The business includes the name, copyrighted original recipe, trademark, equipment, and HAACP (food safety management plan required by the USDA and FDA).
